IS YOUR HOUSE AN AWFUL INVESTMENT? (And why I'm homeless) - Smart Money Today



Before we jump in, let me tell you a story about my father conviction about his life greatest investment; his family house
I grow up in Italy, and you know, Italians are all about family. The family home’s residenceis the “sacred cow”.
The Italian social life orbit around the family house (primary residence) where we enjoy “La Dolce Vita”; wine, macaroni and share moments with the family.
If you don’t know what I’m talking about, watch this part of “The God Father” movie. It’ll clear your mind about the Italian family lifestyle.
I heard for so many years from my father that the house is his biggest investment. That’s true. He has thrown in all his life saving for 34 years. Ouch.
My father is so convinced that the house has been an incredible investment till today. So I decide never tell him; “Dad, the house has been a poor investment”.
I want to see my father happy and be proud of his life achievement; The House.
So, why to tell you instead?
I believe you are here because you are trying to figure out if you should buy a house as an investment. I want to help you to grow your wealth by making smart decisions with your money.
If you bought a house already and spent hours on working around the garden, buying furniture, redecorate, just to realize that your house isn’t contributing to your bottom line.
OkayThis sounds pretty obvious, but – “Mith or fact that your house is an investment?”
The statements I heard all the time:
  • “I’m sick of throwing money away on rent.”
  • “Buying is always better than renting.”
  • “Your home is your biggest investment.”
The only way to find out if the house is a good investment is to apply mathematic and common sense.
Let’s establish a few premises:
  • This article is about your primary residence (the place where you live most of the year).
  • This is not an article about real estate investing.
Pal, I don’t think I’m asking too much. If you’re about to make the biggest purchase of your life, you need to understand the basic concepts of real estate.
It’s not your fault if others are pushing you to buy a house. I won’t blame you if you decide to buy one after you understand how real estate works. There should be never a judgment.

THE BRUTAL TRUTH ABOUT THE HOUSE AS INVESTMENT

In short, a home is not an investment because it doesn’t pay you every month. In fact, you have to chip in for the privilege to own a house; taxes, maintenance, spend on new local regulations just to name a few.

That’s why a house is not an asset, it’s a liability (debts). Nothing is a good deal if you have to feed it constantly (my only exception to this rule is my wife).
Below, I’m explaining each financial reason in detail that keep me away from investing my money in a house as primary residence.
1. Low Return On Investment; Whenever I consider investing my hard earned money, I prefer to send them where they are best treated. Do you?
According to research by Yale economist Robert Shiller, one of the leading experts on housing in the U.S., noted that from 1890 until 1990, the real inflation-corrected prices of homes showed almost no change.
Robert predicted in 2005 (3 years in advance) the collapse of the housing market in the US during the recession. How?
Simply by looking at U.S. housing prices dating back to 1890, stripping away inflation till today.

The price of houses in the US didn’t change much compared to inflation in more than 100 years, except for post 2WW and recent times.
You might say; ” Housing is booming now”.
Correct, but the S&P500 which is the index of corporate America triple in the same period. So your investment in the stock market would have returned better earnings.

One more point here. The US is a “sweet” housing market, and rarely you lose money in real estate if you hold for a long period. However, in Asia, your property lose value when aging because there is a constant supply of new homes.
Harald story is an eye opener to the Asian property market, where new buildings overshadow old one.  He lost about US$15.000 without counting inflation, taxes, and other costs by investing in a condo in Bangkok.
2. Not Diversify; Having most of your net worth in one asset class (real estate) is suicide. Having it in one house is like crossing a 1-ton bridge with a 1.5-ton truck. Serious investors and rich people have a well diversify portfolio. The reason is simple; to reduce risks.
3. Costs; You start with purchase costs such transfer fee, lawyer, agent fee if you use one, mortgage insurance, house insurance.
Then regular costs such maintenance, rubbish tax, government tax, furniture. Isn’t better to buy an index fund that cost 0.07% per year?
4. Maintenance; This is my worst nightmare, it seems something is always breaking down in a house.
You try to fix things by yourself, but you lose precious time away from others more profitable tasks. If you can’t fix something, you need to deal with a professional. You know how hard is to deal with people, don’t you?
In Asia, you never find someone qualified to do the job, and in the West, the bill is shocking. A plumber wants US$40 per hour.

The lesson here is twofold. First, don’t move in an old house  – you’ll be setting yourself up for problems. And second, call the landlord to solve the problem. After all, the landlord works for you.
5. You’re stuck; Nowadays being flexible is important to size opportunities. And by owning a house, it’s hard to move away for a new employment or business opportunity.
Here two classic scenarios:
  • You move somewhere else and you keep the house. The house becomes a financial burden. You rent it, it becomes your nightmare.
  • You try to sell the house so you can move. But selling a house isn’t like selling candies.

AND THEN… THE PERSONAL REASONS

It isn’t all about money, but there are personal reasons too.
1. Freedom; For you owning a house might offer a feeling of planting roots, have a family, feel secure between your walls. Fine!
What about the feeling to move in another location when your neighbor is noisy. Bored to see mountains from your window? No problem, just move by the sea. It’s all about FREEDOM.
Once I stayed without water for a month and found out pretty quickly the problem wasn’t going to be solved for months. I was renting, so  I just moved somewhere else.
Having owned the house, I would be stuck to deal with the local water authority. “Haaaaaa! Save Private Ryan!”
2. I feel owned; This might sound strange, but I feel the government has the upper hand on the property. They can impose new taxes and laws to rescue the broken government.
3. Stress; Do you ever stress over your property? Can’t sell, major repairs or struggle to pay every month the mortgage.
I learn early in life; the less I own, the less stressful my life.
The only thing I love is to own great businesses with great management.
4. I love liquidity; Having money tied up in an illiquid asset doesn’t excite me. I prefer cash, bonds, gold and market stock.

BUT RENTING IS LIKE TO THROW MONEY AWAY, RIGHT?

No. You are using the landlord money to pay for your roof.
As a renter, besides the 1-2 month deposit, you only have to pay your monthly rent to live in the house. This allows you to deploy capital in higher yield investments.
The house appreciation is barely above the inflation rate, which at the moment is around 1.5%.
Can you find investments that yield more than 2%? If yes, you better to rent.
I recently ask my landlord to change the fridge, washing machine and kitchen. She agrees.
All this new luxury for me cost her 4 months of rent. The best part she did all the work. Thank you.
But, what about if your landlord isn’t cooperative? Just move on somewhere else. One month notice, and BYE.
I get you, Pal. You might think I’m just an introvert person, and I prefer to be homeless all my life.
Wait a minute, I’m not alone on this matter.

It’s fine if you want to buy a residence, but don’t think you are making an investment.

One point I would like to stress; don’t rush your survey because you might get banned from the platform. Some of my friends had this problem. So, take your time and read the questions.
There are two ways to take part in surveys;
  1. by email; you get a link in your email box that takes you directly to the survey
  2. on the platform; You sign in and click “Take a Survey” button.

If you are going to take Surveys daily and spend hours on it, this is the website for you. They reward loyal people, so the more surveys you do, the more you get. Simple.
The only downside is they don’t pay you in cash, only rewards. The choice is yours.

This site is fun. Perfect for the bored mom and dad staying at home. Upon joining this company, you are going to receive physical products to test. Coll! And you can keep the items besides getting paid for your surveys.

This company has been around for more than 20 years. I still take part on some survey time to time. They are straightforward and take only 10 minutes.
They pay out in cash and gifts, but I warn you some time the payment take a longer time than other survey sites.

That is simple, don’t use them. This is what most personal financial bloggers preach around the web. They are WRONG!
If Credit cards are used diligently, they are a useful tool to save money. They offer excellent consumer protection, tons of bonuses, financial automation, and they’re an interest-free loan if you pay them off in time.
Not only financially advantageous, but credit cards are easy to hold in a wallet instead of going around with a pile of money. Credit cards look sexy. And are easy to use. Did I mention that your cash is useless online?
But hey, I love credit cards and you should too. Credit cards are the best way to use FREE money and get rewarded for it.
I’ve two credit cards; MasterCard and Visa.  And you know what Pal, I got my first credit card at the age of 21 by accident.

THE STORY OF MY FIRST CREDIT CARD

It Was an Accident And I got Furious With The Bank 

I applied for a bank account in UK with my first job. I got the debit card with the credit card in the mailbox after few days.
I was furious. I never applied for a credit card. And I knew that credit cards are EVIL because people go broke all the time when they get sucked in the spending mania. Why the heck the bank send to me this EVIL plastic card?
My first thought was; The bank is trying to make me use the credit card, so they can make hefty profits on my shoulder. No with me MR. bank, I’m smarter than you.
I didn’t bother to go to the bank and complain, anyway the card was free. And I had better things to do like going out partying and enjoy life. So, I kept my new credit card in the wallet and never used it. Until, I had to book a flight to Italy.
You would not believe me Pal, but the next day I was in the bank paying back the money used to purchase the flight ticket. No way I’m going to pay fees to the bank.
I asked the teller about the grace period for my credit card (I had no clue back then). He told that I should pay back any previous month balance by the 15th of each month. Really?
God bless for this discovery! I could use FREE MONEY. Thank you, Master Card and Visa.
IT WORKS LIKE THIS Most banks required to pay back the credit card company by the 15th of the month. If you use the credit card on the 1st of the previous month, you get 45 days time to pay it back.
However, if you use your credit card on the last day of the previous month, you have only 15 days of credit. So, it’s worth postponed the purchases to the next month whenever possible. 
And because I got free money from the credit card company  you might think me going on a shopping spree and party like a rock star, isn’t it?

Nope. My lifestyle was unchanged. The only difference was, I deposited all my saving in a fixed account paying me 3% interest while using the credit card for my daily expenses. Sweet!
I never paid a credit card fee in 13 years, but I enjoyed all the benefits.
Pal, are you wondering who pays for these benefits? The people use credit cards to buy things that they can’t afford. They get caught in an eternal debt circle. Pay the monthly minimum but never be able to pay off the principle. This because credit card interests and penalties are exorbitant.

Good question Pal! Using a credit card when you have cash might sound insane, but it isn’t. In my chef career, I saw so many super wealthy individuals to use credit cards the smart way. You know, to get cashback on their spending or a discount on the final bill for using, for example, a Dining Club Credit Card.
As opposed, working class people who couldn’t afford to dine in the restaurant use the credit card because they had no money.

One more thing. Paying with a credit card makes it easier to avoid losses from fraud.

Using cash or debit cards, your money is gone instantly (adios amigo). When you make a credit card purchase, your money remains in your checking account until a couple of weeks later when you pay your credit card bill. You’ve between 15 to 45 days grace period.

~ 5. Consumer Protection

Having some extra layers of protection is always a good thing, especially when is free. Do you agree? Credit cards offer a wide range of protections such as travel insurance, rental car insurance, and extended product warranty.
Sure, there are more perks to the trade, especially for the high-end credit card (American Express). Read the booklet carefully when applying for a new credit card.

  • You forget every month to pay back the credit card balance; fees rack up fast, better you stick with cash. You can set automatic payments with your online bank account.
  • You are broke; using a credit card will not help you to get out of debts, actually the opposite.

Six months ago I started this website because I wanted to help others improve their financial life and as well hang out with like minded people.
You know, I like money and I believe that money doesn’t make us happy but they offer more options in life. The more options we have, the more we can live freely.
If money wouldn’t have been important to me, I wouldn’t live a financially free lifestyle but instead, slave away my time for a salary. Do you relate?
Before choosing the design for this website, I did a research around the net and visited hundreds of money/financial blogs and noticed that 90% of them had a similar framework.
So I just follow the trend and move on to write post after posts.
Why I redisign my website- Money-Investment website are boring
After six months I realized one thing, my website was so BORINGGGGGG that I didn’t feel like to spend more than 10 minutes on it.
What? Really!
Yeap.
See by yourself.
New color shame website
Just think about this for a moment. If you feel that your website is boring, what your reader will think about it?
I know that if I can spend only 10 minutes on my own website, others will spend 10 seconds and probably never return.
Did you ever have the same feeling while visiting a new website?
You really wanted to read that article, but because the small fonts, or the depressing colors or poor picture’s quality, you just couldn’t get bothered to continue reading and moved on. It’s a shame, isn’t it?
You spend a lot of time to produce excellent content, but most new visitors will not stick around. How are we supposed to change the world if most people don’t read our tutorials, saving’s tip or how to invest better?
I feel embarrassed to admit that I’ve been superficial with my website, it was all about me. But this is going to change, this new blog will be all about you, my friends.
So, last week, in what felt like my biggest leap yet, I changed my website framework.
The colors are lighter, the text easier to read and you my friend will feel to be in a community, not alone anymore against the demons “MONEY”.
My sincere hope is that in deciding to change my framework…  a small part of you will feel encouraged enough to do the same.
I also struggle with the fact that my old website wasn’t written by a human, but more likely an investment robot. To me, the design was some sort of commodity, rather than a human spirit.
Instead, whenever someone visits my website, I want them to feel in a friendly environment and see me like a brother helping with their financial life. Because family is where love is from.
I used to think that only information would be enough for people to take action with their life, but I soon realized it isn’t. People need to be inspired, drive to achieve greatness, and a new framework will help that state of mind.
By redesigning this website with love and giving a new vibe, I hope you my friends will take action with your financial life, self-development and achieve greatness, which you deserve. 
So, this design change? It’s about us.
It’s about taking our life in a new direction even if we don’t know where that road will lead us.
It’s about empowering ourself with the knowledge we need to be successful.
And it’s about supporting each other within the community passionate about to be FREE.
Yes, my friend, the real freedom to work only if you want to, the freedom to take your family for an holiday, the freedom to do whatever your heart tell you. Not what your boss or government force you to accept.
The content of SmartMoneyToday.com will be more friendly, and I’ll share the inner crevices of who I am. I find the more I share about myself, the more you are able to connect and learn from me in a deeper way.
I design the site to be easy to navigate, with brighter colors to give joy while learning all the hustle about money and investing.
